From Forgotten to Fully Booked

This one was a labor of love — and the numbers show it.

We came into a two-bedroom, two-bath home that hadn't been touched in nearly four decades. Dark, dated, and tired, it had good potential buried under years of neglect. Working closely with the homeowners, we mapped out a full transformation with a clear vision: bring this property all the way up, not halfway.

New LVP flooring runs throughout the entire home, giving every room a clean, cohesive foundation. Both bathrooms were gutted and rebuilt as luxury spaces — one anchored by a steam shower with stunning large-format blue cloud tile that stops people mid-sentence, the other centered around a pristine soaking tub with equally beautiful finishes. These bathrooms alone set the property apart.

The kitchen got a full modernization — white cabinetry, stainless appliances, and dramatic black granite countertops that became the signature of the space. We extended that granite into a custom dining table built to match, creating a rare continuity between kitchen and dining that feels intentional and high-end. The living room and bedrooms were refreshed throughout, and new windows were installed across the property. The garage got a new roof and the exterior was cleaned up to match the interior energy.

Once construction wrapped, we stayed involved — consulting on furniture selection, Airbnb setup, listing strategy, and the operational details that separate a good short-term rental from a great one.

The homeowners are now fully booked. That's the goal every time.

Done Right, From the Inside Out

Some flips are about lipstick. This one was about integrity.

Before we touched a single finish, we did the work that doesn't photograph well — asbestos abatement, complete removal of the old knob-and-tube wiring, walls taken back to the studs. This house needed to be safe before it could be beautiful, and we weren't willing to skip that step.

Once the bones were clean, we opened the kitchen to the dining area, letting the main floor breathe the way it was meant to. The original hardwood floors were refinished and brought back to life throughout. The staircase got the same treatment. A brand new kitchen followed — new cabinets, new appliances, tile floors — along with a refreshed bathroom, new carpet in the right places, and fresh paint top to bottom.

On the exterior, we replaced windows, resided the house entirely, and added new porch flooring to finish the envelope cleanly.

The result was a home that felt genuinely new — not just staged to look that way. A lot of what made this project what it was will never show up in the listing photos. That's exactly how it should be.

Green ADU

Some of our most meaningful work happens before a single nail is driven.

This Accessory Dwelling Unit (ADU) project went through full design development, permitting, and city approval — including multiple variances — before financing prevented the build from moving forward. The design work stands on its own.

The concept: a single-bedroom, single-bathroom unit above a full three-car garage, designed with some of the most thoughtful green systems we've put together. Radiant floor heating, state-of-the-art sustainable materials, and two distinct green roof elements defined the environmental approach. The primary roof — over 600 square feet — was designed to host a native prairie planting, creating habitat and insulation in equal measure. A stepped-back first story featured additional green roof sections visible directly from the unit's windows, turning what's usually dead space into living focal points.

The open-concept kitchen and living area was designed to feel expansive despite the footprint, with the rooftop prairie as a quiet backdrop to daily life.

From Closed Off to Wide Open

This project was a full gut renovation of a unit that had good bones but was working against itself — chopped up, dark, and disconnected from its own potential.

We removed five walls and introduced three structural beams to open the floor plan completely, letting light and air move through the space the way they should. A new twelve-foot kitchen island became the anchor of the main living area, surrounded by new cabinetry, granite countertops, and a fully updated appliance suite. The layout wasn't just reconfigured, it was rethought from the ground up.

Natural materials were a priority throughout. Hardwood floors run the length of the space. Cedar decking with a natural stain extends the living area outside through new French doors. A custom wrought iron railing replaced a wall at the front entry, doing double duty — opening the sightline and pulling another window's worth of natural light deep into the home.

After construction wrapped, we furnished the space with the same intention we brought to the build: real plants, warm textures, and a calm, grounded palette. The result is an Airbnb that feels like somewhere you actually want to stay — and the booking numbers reflect it.

This bathroom turned out stunning! The sand colored large format tiles really compliment the custom oak vanity. 

This was a full transformation including a custom shower pan and waterproofing system, custom glass, custom vanity, Tile floors, walls, and niche, a new fixtures, and a bath fan.
